The History of Real Estate Development on Curaçao

Curaçao has a rich history of real estate development dating back to the 17th century. From the establishment of plantations and country estates to the emergence of modern resorts and residential areas, the island has undergone a remarkable transformation. In this blog, Moret Real Estate takes you through the most important phases of this development.

The Origins: Plantations and Country Houses

After the conquest of Curaçao by the West India Company in 1634, numerous plantations were established for the production of crops such as sugar cane, cotton, and tobacco. Large country houses, known as ‘kas di shon’ or ‘kas grandi’, were built on these plantations. These houses, often located on elevated terrain, not only offered a view of the plantation, but were also strategically placed for wind and communication with other country houses. They were built with local materials such as petrified coral and had high gabled roofs to collect rainwater.

The Colorful Facades of Willemstad

Over time, Willemstad developed into a city with unique architecture. The city consists of several historic districts such as Punda, Otrobanda, Pietermaai, and Scharloo, each with its own characteristic architectural styles. A striking feature is the brightly colored buildings. Originally, these buildings were whitewashed, but a 1817 ordinance required owners to paint their facades in color, resulting in the vibrant palette that is visible today.

The Influence of the Oil Industry

In the 20th century, the arrival of the oil industry brought a new phase in Curaçao’s real estate development. Royal Dutch Shell established itself on the island and built residential areas such as Julianadorp and Emmastad for its employees. These neighborhoods consisted of luxury villas and were originally segregated communities. In the 1960s, Shell began selling the houses, and today these neighborhoods are integrated into the community of Curaçao.

From Decline to Repurposing

After the abolition of slavery in 1863, many plantations and country houses fell into disrepair. However, in the second half of the 20th century, there was a renewed appreciation for these historic buildings. Many country houses have since been restored and repurposed as restaurants, hotels, distilleries, and art galleries.

Modern Real Estate Developments

In recent years, Curaçao has experienced impressive growth in the field of modern real estate developments. New residential areas, resorts, and apartment complexes are being built in strategic locations and offer contemporary living solutions for both local residents and international investors. Projects in neighborhoods such as Jan Thiel, Blue Bay, and the renovated Pietermaai combine comfort, architecture, and a tropical lifestyle with attention to history and the environment. Thanks to careful urban planning and restoration initiatives, modern developments on Curaçao integrate cultural heritage with contemporary living enjoyment.

Conclusion

Real estate development on Curaçao reflects the island’s rich and complex history. From the establishment of plantations and the construction of country houses to today’s modern developments, each era has left its mark on the landscape. At Moret Real Estate, we understand the importance of this history and strive to find a suitable home for everyone.
