Buying or selling lots in Curacao: what’s involved?

Curaçao is a dream place for many people. Not only for vacation, but also to live in or invest in. More and more people are therefore looking at buying a plot: a piece of undeveloped land on which you can build something yourself. Think of your own house, a vacation home or even a small apartment complex. There is also plenty of movement in the market for sellers of lots. In this blog Moret Real Estate explains what you should pay attention to when buying or selling lots in Curacao.

Why buy a lot on Curacao?

One of the biggest advantages of buying a lot is that you can decide for yourself what to do with it, of course within the rules. You do not have to make concessions to existing construction, because you start from scratch. In addition, lots in some places on Curacao are still affordable, especially if you compare it to houses in Jan Thiel or Pietermaai, for example. You can also see that the value of land on the island has been rising slowly in recent years. That also makes it interesting as an investment.

What should you pay attention to when buying a plot?

It sounds simple: buy a piece of land and start building. But there are quite a few things you should pay attention to. One of the most important is the zoning plan. Not every piece of land can be used for just anything. For example, some lots are intended for housing, others for agriculture or tourism. So it is important to check what is and is not allowed.

You also need to know whether the plot is owned or leasehold. With leasehold you ‘rent’ the land from the government for a longer period of time, usually 60 years. You then pay an annual fee. This does not have to be a problem, but it is different than when you actually own the land.

Infrastructure: is the lot easily accessible?

A nice plot in a remote location is nice, but if there is no road, water or electricity, building can be difficult and expensive. So always check whether the plot is accessible by a paved road and whether you can connect to water, electricity and internet. On Curacao, this is not a matter of course everywhere.

Selling a plot: how do you do that?

Do you own a plot of land in Curaçao and are you thinking of selling it? Then it is smart to first have all documents in order. Think of the title deed, inheritance papers and the zoning plan. Buyers want certainty before they buy. The clearer you present your information, the faster the confidence will be there.

In addition, it helps to present the lot attractively. Beautiful photos, perhaps a drone video, and a brief explanation of the possibilities make a big difference. At Moret Real Estate, we help sellers with these things. We make sure your lot stands out among the offerings.
